This is just the kind of investing book we all hope for, with detailed instructions as well as both the pro's and the con's--not just the hype that sells books, not just "how to get rich without effort," but the authors honestly explain the negatives right along with what's so great--all the things that can go wrong, what to watch out for--also how to avoid wasting time, which is extremely important. They also stress that it is a lot of work, yep; but then they show how effort pays off, AND that taking care counts much more than having bundles of cash to invest--and that's what I want to learn more about, don't you? Needless to say, the book is inspiring simply because it makes it seem realistic for anyone to get into this type of investing since the authors explain what they actually DO. I felt they actually WANT to share their professional secrets--and you know, not everyone does! Which is almost like having a personal mentor! This book is that good!

If you want to learn real estate investing, get this book!

I received this book a couple of days ago and have just finished it so I wanted to write about my initial thoughts...(I will update this review as I learn more).

I have seen a few infomercials on Tax sales on tv but I'm very hesitant to buy one of these "get rich quick" learning packages because I have tried a couple before and they really didn't work for me.

I decided to buy this book and didn't know quite what to expect.

I was pleasantly surprised by what I learned from this book. It is very easy to read and clearly demonstrates how to buy properties at government tax deed sales for discounted market prices. I have found the hardest thing about real estate is knowing where to find good deals. This book tells you exactly how to accomplish this. Amazingly refreshing since other books I have read are very vague in this respect; they explain text wise how to find a deal, but even after reading the info I still didn't know where to look.

VERY IMPORTANT: The book also explains the pitfalls to buying properties in this manner. If I hadn't of read the book, I wouldn't of learned about things such as clean title and how to evaluate a property without being able to look inside. Lots of useful do's and don't in the section.
I really enjoyed reading about the real life stories the authors went through to buy their properties. That was a nice ending to the book.

So I can say that I thoroughly recommend this book!

Since the real estate market here in the USA is a buyers market, I was interested in getting into real estate investing so I purchased a 6 books on the subject (all from Amazon.com). I had no idea what Tax Deeds were. Tax deeds are government sales of real estate that happen because a person has defaulted on their real estate taxes. Local governments hold these sales so they can recoup the back taxes owed. This means people can go and bid on these properties (sort of like foreclosures).

This book does an excellent job of explaining what Tax Deed investing entails, but more importantly shows you exactly where to find the deals. I have found that other books on real estate investing are very vague as to explaining where to locate real estate deals. They tell you but they never really "tell you". The book also tells you what to watch out for and gives other great tips on subjects such as repair estimation and title clearing. (Apparently, clean title is essential on these properties and this book shows you how to do this)

This book is very different as it shows you deals that the authors really made and they tell you where they actually located the properties. They even include closing statements!

I didn't even know this, but these Tax sales happen in nearly every county in the USA and once I have researched the sales a little more, I will be confident enough to go out and start bidding on properties. Where I live, I found they have a sale once a week.

My favorite part of the book is the real life stories which are included towards the end.

This book is a refreshing look at a method of buying real estate I would
never have known about. I know there are other books on the subject but I can't comment as to if they are worth reading or not. I found everything I needed in this book so I doubt I will be buying anymore.

I highly recommend this book!

I heard about investors in my area making a lot of money through tax deeds. I thought I had it figured out but I was way off. With the current state of the real estate market there are more deals than ever. The difference is finding the rights deals and having the techniques to secure them in the most efficient manner. I finished reading this book over the weekend and I'm already working smarter, not harder. It's not rocket science. I am following the simple formula these guys have laid out and I'm prepared for the upcoming auction. I'll write back in one year when I'm filthy rich!!!

I'm not much of a technical person so I was happy when I actually made it all the way thru this book. The stories of their success were pretty impressive and with the information they gave I could actually look it up in the property appraiser website and verify they owned it! It was pretty cool! The examples in the book really helped out the tougher sections. Most the other books I've read concentrate too much on tax liens, this only focused on tax deeds, where you can buy the properties cheap. I've been to a couple auctions in the past and this book helped clear up some issues like getting a clear title in 90 days instead of 4 years. I'm gathering together my cash to go buy my next discount property at an auction in Lake County Florida. I recommend this book.

I have been investing in real estate for years, and like many people, I got a little ahead of myself during the real estate boom of 2004-2005. I have since redesigned my business model to be more conservative and focused on "buying smart". I picked up this book because I had heard that tax deed auctions are a good opportunity to buy properties at "investor quality prices". It was a great read and I can't wait to start utilizing the techniques that the authors outline in the book. Instead of being a "jack of all trades" investor, I am going to concentrate on buying tax deeds and focusing on my niche. I highly recommend this book!

I liked this book. Very informative and takes a different approach than most of the other books I've read on this topic. It's easy to see why the authors are making money using this method.

I highly recommend it.... ESPECIALLY in today's troubled housing market. This is how to still make money...
